What it costs you when it is wrong

• Years off the roof. A shingle ages from the sun above it. An under-ventilated attic means it also ages from trapped heat below, roughly doubling the thermal load. This is the difference between a Houston roof reaching twenty two and one finishing at twelve.
• Moisture in the decking. Our humidity plus daily temperature swings causes condensation on the underside of the roof deck. Over years the plywood delaminates and the fasteners rust. It gets discovered at tear-off and blamed on a leak that never happened.
• Mould on the deck underside and the rafters.
• A higher cooling bill, because a superheated attic radiates into the rooms below and your ductwork runs through it.
• A voided warranty. Ventilation to code is a condition of most manufacturer shingle warranties and it is checked when you claim.

The six mistakes we find in Houston attics

1. Soffit vents buried in insulation. The most common by far. Blown insulation pushed to the eaves, sealing the intake. Baffles fix it for very little money.
2. Soffit vents painted shut, usually during an exterior repaint.
3. Ridge vent with no intake at all. The homeowner paid for ventilation and received none.
4. Mixed exhaust types on one roof plane. A ridge vent plus turbines plus box vents means the ridge vent draws air in through the turbines rather than from the soffit, short-circuiting the attic. More vents is not more ventilation.
5. Bathroom and kitchen fans discharging into the attic rather than through the roof. That is pumping moist air into the space you are trying to keep dry.
6. A powered attic fan fighting the air conditioning. Without adequate intake it pulls conditioned air up through ceiling gaps, and you pay to cool the attic.

How to check yours in ten minutes

1. Go into the attic on a hot afternoon. Dramatically hotter than outside means it is not working.
2. Look toward the eaves. Can you see daylight or feel air movement at the soffit? If insulation is packed against the eaves, your intake is sealed.
3. Look at the underside of the decking. Dark staining, or plywood layers separating, is a moisture history.
4. Count your exhaust types. If you have a ridge vent and turbines and box vents on the same plane, they are fighting each other.
5. Check where your bathroom fans discharge.

The fix is usually cheap

Clearing blocked intake and fitting baffles is one of the least expensive genuinely valuable things you can do to a roof. Adding ridge vent during a replacement is a small line on the quote. Ventilation is almost never the expensive part, and it is very often the part that decides whether the roof you just bought reaches its expected life. What we do about it.

Common Questions

Do I need a ridge vent or turbines?

A ridge vent exhausts along the whole peak rather than at points and has nothing to spin off in a hurricane. What matters more than the type is having matched intake and not mixing exhaust types on the same roof plane.

Will a powered attic fan fix a hot attic?

Often not, and it can make things worse. Without adequate soffit intake it pulls conditioned air out of your house through ceiling gaps. Fix the intake first.

Can bad ventilation void my shingle warranty?

Yes. Ventilation to code is a condition of most manufacturer warranties and it is one of the common grounds for declining a claim.

How much ventilation do I need?

It is calculated from your actual attic floor area, and it should be worked out for your house rather than quoted as a rule of thumb. The important part is that intake at least matches exhaust.
