How your price is built

  • Materials at our supplier invoice cost, plus 8.25% Texas sales tax.
  • Labor $90 a square up to 6/12 pitch, $95 to 8/12, $100 steeper, plus $5 for two stories. Tear-off and dumpster included.
  • One fee of 20 to 30 percent, set by how complex your roof is, with a $1,500 minimum on smaller roofs.
  • Permit at cost, only if your city requires one.

What's included

Every job gets the same standard, no matter which shingle you pick.

If we find rotted decking: we show you photos first. Replaced at our cost, $15 a sheet, plus labor, plus the same fee as your roof. Nothing gets replaced without you seeing it.

A roof replacement is the largest single repair most Houston homeowners will ever buy, and it is the one they have the least information about. You get three numbers from three companies, they are thousands of dollars apart, and nothing in any of them explains why.

The work itself is not mysterious. What follows is the entire job, in order, and what each stage costs you.

When a replacement is actually the right call

We would rather repair your roof than replace it, and we say so on inspections regularly. The honest markers for replacement are these.

What is not a reason on its own: one leak, a dozen blown shingles after a storm, or a roofer telling you at your front door that your roof is finished. The full decision framework is here.

If someone has already told you that you need a full replacement and you want a second, independent look before you spend ten times what a repair costs, that is a specific service we offer. Here is how the second opinion works.

The job, in order

  1. Inspection and measurement. We photograph every slope, check the attic for ventilation and daylight, and measure the actual roof area rather than estimating from the footprint. A 2,000 square foot house does not have a 2,000 square foot roof.
  2. Permit. Pulled under our name with whichever authority governs your address, which in this metro is not always the one you expect. Your area page says which.
  3. Protection. Tarps over beds and AC units, plywood on anything fragile, dumpster on boards so it does not print itself into your driveway.
  4. Tear-off to the deck. All layers. We do not go over the top of an existing roof, for reasons covered below.
  5. Deck inspection and replacement. Every sheet gets walked and sounded. Rotten sheets are photographed before they go in the dumpster and billed per sheet at the price already on your quote.
  6. Dry-in. Synthetic underlayment across the field, ice and water shield in the valleys and around penetrations.
  7. New metal. Drip edge, valley metal, pipe boots, and step and counter flashing at every wall. All of it new. Reused flashing is the most common cause of a leak on an otherwise sound new roof.
  8. Shingles. Installed to the manufacturer's nailing pattern, which on Tamko architectural means six nails per shingle in this wind zone, not four.
  9. Ventilation. Ridge vent, and intake at the soffit to match it. A ridge vent without intake does close to nothing. Why this matters here.
  10. Clean-up. Magnet sweep of the drive, lawn and beds, twice.
  11. Final photos and paperwork. Supplier invoices, permit receipt, disposal ticket, warranty registration.

Why we will not go over your existing roof

A layover is cheaper on the day and it is offered all over Houston. It also means nobody looked at your decking, the new shingles sit on an uneven surface and wear unevenly, the extra layer traps heat against a deck that is already too hot, and a manufacturer has clean grounds to decline a warranty claim later. It saves money now and costs a roof later.

What moves the price on a Houston roof

  • Roof area, not house area. Measured in squares. One square is 100 square feet.
  • Pitch. Anything above about 7:12 needs different staging and slows the crew considerably.
  • Layers to remove. Two layers is roughly double the tear-off and double the disposal.
  • Decking condition, which nobody can know until the tear-off. Priced per sheet up front so it is never a surprise.
  • Complexity. Valleys, dormers, chimneys, skylights and wall intersections are where the labor and the risk live.
  • Material. Architectural, impact-rated Class 4, or premium. Compared here.
  • Access. A crew that can back a truck to the eave works faster than one carrying bundles around a pool.

What it costs, and how you can check

Every job on this page is priced Cost Plus. You see the supplier invoice for the materials, the crew hours at our published rate, the permit and disposal at what they actually cost, and one service fee of 20 to 30 percent set by job complexity and locked before anything starts. There is no second number and no change order conversation after the fact. The full breakdown is here.

Common Questions

How long does a roof replacement take?

Most Houston single-family homes are one day for tear-off and install. Large, steep or heavily cut-up roofs run to two. The permit and the weather window usually set the calendar, not the labor.

Do I need to move out?

No. It is loud, and anything hanging on walls under the roof deck may need taking down, but people stay in the house routinely.

What happens if you find rotten decking?

We photograph each sheet before it goes in the dumpster and bill it per sheet at the price already written on your quote. There is no renegotiation, because the price was agreed before we started.

Can I keep my existing gutters?

Usually yes. We take them off or protect them for the tear-off and rehang them. If the fascia behind them has rotted, which is common here, we will show you the photos and quote that separately rather than hanging new gutters on bad wood.

How many nails per shingle should I be getting?

Six on architectural shingles in the Houston wind zone. Four is the minimum on the wrapper and it is not enough here. Ask any roofer this question and watch what happens.
