Free Roof Inspection in Houston

The free roof inspection is the most abused offer in this industry. It is usually a lead generation appointment with a closing script attached, and the homeowner can tell within about ninety seconds.
Ours is not that, and the proof is what you are left holding. You get the photographs and the written assessment at the end regardless of what you decide, because a report you cannot keep is not an inspection, it is a presentation.
What we actually look at
On the roof
- Field condition on every slope: granule loss, cracking, curling, blistering, and how much mat is showing.
- Every penetration. Pipe boots, turtle vents, turbines, exhaust caps, satellite mounts. Most Houston leaks start here, not in the field.
- All flashing. Walls, chimneys, dormers, skylights. Whether it is step flashed or sealant over a gap.
- Valleys, and whether they were cut correctly.
- Ridge and hips, and whether the cap is sound and correctly nailed.
- Nailing pattern where we can see it, because high nails and overdriven nails are the two failures that show up years later.
- Drip edge and eaves, and the condition of the fascia behind the gutter.
In the attic, if we can get in
This is the part most inspections skip, and it is where the truth is.
- Daylight through the deck, which means a hole.
- Water staining on the underside of the decking and on the rafters, which tells us where water has been even when nothing is dripping today.
- Decking delamination, the layers of the plywood coming apart, which is a moisture history you cannot see from above.
- Insulation that is matted or discoloured, which marks a long-running leak.
- Ventilation. How much intake, how much exhaust, and whether they are balanced. A large share of Houston attics fail here and it is quietly shortening the life of the roof above.
- Mold and microbial growth, which we will point out and photograph. We are not a remediation company and will not pretend to be.
Around the house
Gutters, downspouts and where they discharge. Soft metals, which bruise from hail before shingles show anything. Siding, fascia and soffit. Window screens and AC condenser fins, which are the best hail evidence on the property and are at eye level.
What you get
- Photographs of everything we found, shot close enough to show the detail and wide enough to show where on the roof it is
- A written assessment in plain English, not a checklist of ticks
- A clear recommendation: nothing needed yet, repair, or replace, with the reasoning
- An estimated remaining life, and what would extend it
- If there is storm damage, documentation to claim standard, including a marked test square. What that means.

If your insurer is asking for proof of roof condition at renewal rather than responding to storm damage, the same inspection can be written up as a dated report built for that purpose.
What we will not do on an inspection
- Tell you your roof is finished when it is not.
- Ask you to sign anything on the day. There is no today-only price, because a real price does not expire.
- Take chalk to your shingles and create the damage we then find. This happens.
- Offer to handle your insurance claim, which a Texas contractor performing the work is not legally permitted to do.
- Put a lawn sign in your yard without asking.
How often you should have one done
Once a year on a roof past ten, and after any significant hail or wind event, whatever the age. The value of a yearly inspection is not finding disasters, it is catching a five hundred dollar pipe boot before it becomes a ceiling, insulation and drywall job.
Common Questions
Is the inspection really free?
Yes, and you keep the photos and the written report whether or not you hire us. There is no callback fee and no charge if you decide to do nothing.
Do you walk the roof or use a drone?
We walk it wherever it is safe to, because there are failures you can only find with your hands. Very steep, very high or storm-compromised roofs get flown instead, and we will tell you which we did.
Do I need to be home?
No, as long as we can reach the roof. Attic access makes the inspection meaningfully better, so if you can arrange that it is worth it.
How long does it take?
Between forty five minutes and an hour and a half depending on the size and complexity of the roof. The report follows the same day or the next.
Will you find damage that is not there?
No. A large share of our inspections end with us telling the homeowner their roof is fine and to call us in a year. That is the point of doing it for free.
