How much does a new roof cost in Houston?
About $8,500 to $22,000 for a typical single-family home, with the median around $12,500 for architectural shingles. What is Cost Plus roofing pricing?
You pay the actual material cost at supplier invoice, the crew labor at our published rate, permits and disposal at cost, and one stated service fee of 20 to 30 percent set by job complexity and locked before work starts. You receive every invoice. Full explanation here.
Why is your service fee a range instead of one number?
Because jobs are not equally hard. A single-storey composition roof with a clear driveway sits at 20 percent. Steep pitch, three storeys, cut-up rooflines, historic district review, tile or metal, or hand-carrying material over a pool deck sits higher. Which end applies to you is decided and written down before you sign.
Do you charge for a quote or an inspection?
No. The inspection is free, the photos and written assessment are yours to keep, and there is no obligation. If we find your roof has years left, the report says so.
Is Cost Plus more expensive than a normal quote?
Usually less, because the margin is stated rather than buried. What it is always is checkable, since you hold the supplier invoice with the supplier's phone number on it.
Do you offer financing?
Ask us on the inspection and we will tell you honestly what is available for your job rather than steering you into a product. Most Houston roofs are paid from insurance proceeds, savings, or a home equity line, and the right answer depends on which of those you are working with.
Timing and process
How long does a roof replacement take?
Most single-family Houston homes are a one day tear-off and install, occasionally two for large or steep roofs. The permit, the material delivery and the weather window are what make the calendar, not the labor.
How quickly can I get a quote?
Within one business day of the inspection. Cost Plus takes slightly longer to quote than a lump sum because we pull real supplier pricing for your specific material rather than using a spreadsheet number.
Do I need to be home for the inspection?
No. We can inspect, photograph and send the report without you there, as long as we have access to the roof and to the attic if attic access matters for the diagnosis.
Will you tear my landscaping up?
We tarp the beds, magnet-sweep the drive and the lawn for nails at the end of every day, and the dumpster goes on boards. Tell us about anything fragile before the crew arrives, not after.
What happens if it rains mid-job?
We do not tear off more than the crew can dry in that day, and everything open gets dried in before they leave. If a front is coming, we reschedule rather than gamble with your ceilings.
Damage, repair and insurance
Should I repair or replace my roof?
Age, the extent of the damage and whether the deck is sound decide it. A roof under twelve years old with damage confined to one slope is usually a repair. Widespread granule loss, soft decking, or a roof past about eighteen years in this climate is usually a replacement. We will tell you which one the photos support.
Can you handle my insurance claim for me?
No, and no Texas contractor legally can on a job they are also going to perform. Texas Insurance Code chapter 4102 prohibits it. We document the damage to claim standard and we will meet your adjuster on the roof. Here is what that means in practice.
A roofer offered to cover my deductible. Should I take it?
No. Paying, waiving, rebating or absorbing a homeowner's deductible has been a criminal offense in Texas since House Bill 2102 took effect in September 2019, and advertising it is also an offense.
How do I know if I have hail damage?
You often cannot from the ground. Look first at the soft metals, gutters, downspouts, vents and window screens, because aluminium bruises before a shingle shows anything. The full checklist is here.
My ceiling is stained but I see no roof damage. What now?
Water travels. It enters at a flashing or a pipe boot and runs along a rafter before it drops, so the stain is rarely under the hole. That is a leak trace, not a roof inspection. It is a specific job.
Materials and workmanship
What shingles do you use?
Tamko. Heritage for most jobs, Storm Fighter Flex where a homeowner wants the Class 4 impact rating, Titan XT at the premium end. Standardising on one manufacturer keeps our crews fluent in the install spec and the warranty chain clean.
Are impact-resistant shingles worth it in Houston?
They resist hail bruising better and many Texas carriers offer a premium discount for a Class 4 product. How much of a discount varies by carrier and by policy, so call your own insurer and ask before you decide. Anyone quoting you a specific percentage without having seen your policy is guessing.
Can you just go over my existing shingles?
We do not. A layover saves money on the day, hides whatever the decking is doing, sits unevenly, adds weight, and is a common reason a manufacturer declines a warranty claim.
How long should a roof last in Houston?
Architectural shingles are generally rated for longer than they last here. Sustained heat, humidity, UV and storm cycling mean a well-installed and properly ventilated Houston roof commonly runs eighteen to twenty five years, and a poorly ventilated one can be finished in twelve.
What is your workmanship warranty?
Ten years, written into your contract, covering nailing, flashing, valleys, penetrations and ventilation design. Any roofer who will not put the workmanship term in writing is answering the question. The two warranties explained.
The company
Are you licensed?
Texas does not issue a roofing contractor license, so no roofer in this state can honestly claim one. We are insured, we pull permits under our own name, and those are public record. Be wary of any Houston roofer advertising a state license.
Are you insured?
Yes, general liability and workers' compensation. Ask and we will have the carrier send the certificate to you directly, which is the only version worth anything.
Do you knock on doors after storms?
Never. If someone at your door claims to be from Simple Roofing Co, they are not.
