Most people who call a roofer want a repair, not a roof. That is the correct instinct. A twelve year old roof with one bad valley does not need eleven thousand dollars spent on it, and a company that only sells replacements will never tell you that.
The conflict is obvious. Replacements are worth ten times a repair to the contractor. Which is why so many Houston homeowners get told their roof is finished by someone who has been on it for four minutes.
What we repair, and what each one actually is
Pipe boots
The rubber collar around your plumbing vents. It is the single most common leak on a Houston roof and it has nothing to do with the shingles. Sun degrades the rubber, it splits, water runs straight down the pipe into the attic. The boot itself is inexpensive. The ceiling it ruins first is not.
Flashing
The metal where the roof meets something else: a wall, a chimney, a dormer. Most flashing leaks are not corroded metal, they are metal that was reused on a previous re-roof or never step-flashed properly in the first place. Sealant over a bad flashing detail is a repair with a two year life, and you will see a lot of it.
Blown and missing shingles
Straightforward, as long as the surrounding shingles are still flexible enough to lift without cracking. Past a certain age they are not, which is the honest limit on spot repairs.
Valleys
Where two roof planes meet and all the water goes. Valleys carry more volume than anything else on the roof and they fail from the concentrated flow. Open metal valleys are repairable. Closed-cut valleys that were cut wrong usually need the section rebuilt.
Ridge and hip caps
The first thing wind takes, and usually visible from the ground once it goes.
Decking and structural
If the leak has been running long enough, the plywood under it is gone and sometimes the rafter tail with it. That is a repair, but it is a carpentry repair, and anyone patching shingles over soft decking is stealing from you.
The honest limits of a repair
A spot repair is the wrong answer when the shingles around the damage crack as soon as they are lifted, when the same roof has been repaired three times already, when damage appears on three or more slopes, or when the decking under the repair is soft. In those cases we will say so, show you the photographs, and let you decide. We will still do the repair if you want it done. You will simply know what you are buying.

Matching shingles on an older roof
Worth saying plainly: an exact color match on a roof more than a few years old is usually not possible. Manufacturers change color blends, and your existing shingles have weathered. We get as close as the current product allows and we put the repair where it is least visible where we have a choice. Any roofer promising an invisible patch on a fifteen year old roof is promising something they cannot deliver.

Common Questions
Will a repair void my roof warranty?
A competent repair by an insured contractor does not void a manufacturer warranty. Work that changes the system, like adding a layer or cutting in ventilation incorrectly, can. If your roof is still under a workmanship warranty from whoever installed it, call them first, because that is what it is for.
How long should a roof repair last?
A properly rebuilt flashing or a new pipe boot should last the remaining life of the roof. A sealant repair over a bad detail lasts about two years, and you should know which one you are being sold.
Can you repair my roof if I did not buy it from you?
Yes, and most of our repairs are on roofs someone else installed.
