A Roof Report for Your Insurance Renewal
Dated, photographed, and written for the question your carrier is actually asking.
A number of Texas carriers now ask for proof of roof condition before they renew a policy, especially on an older roof or after a storm year. Some homeowners find that out when a renewal notice arrives with a request attached and a short deadline. This page is for that moment.
The report is built the same way as our regular free inspection: we go up, photograph what's actually there, and write it up. The only difference is the report is addressed to a renewal question rather than a repair decision, so it reads the way an agent expects.
What's in the report
- The date of the inspection and the property address, stated plainly at the top
- Photographs of every slope, shot wide enough to show the whole plane and close enough to show field condition
- Close-ups of flashing, pipe boots, ridge and valleys, the details a carrier is usually asking about without saying so directly
- An estimate of remaining useful life, in plain language rather than a bare number
- Any defects found, described factually and photographed rather than minimized
Turnaround
Same mechanism as our free inspection: we photograph the roof and the written report follows the same day or the next. If your renewal has a hard deadline, tell us when you call and we will tell you honestly whether we can make it.
Sample report, condensed
Illustration only. Photo positions are labeled "sample" rather than real addresses, and the findings below are a representative layout, not a real roof.
| Section | What it shows |
|---|---|
| Cover | Property address, inspection date, roof age if known, overall condition summary |
| Slope 1 (front) | [sample photo -- front slope, wide shot] |
| Slope 2 (rear) | [sample photo -- rear slope, wide shot] |
| Flashing & penetrations | [sample photo -- chimney flashing, close-up] |
| Findings | Plain-language list: what's sound, what's aging normally, what's a defect |
| Remaining life estimate | Stated range with the reasoning, not just a number |
What this report is not
We do not guarantee your insurer will accept it. Every carrier sets its own underwriting standard and we have no way to promise what any specific insurer will do with a report, ours or anyone else's. We also do not file, negotiate or handle an insurance claim on your behalf. That is a different service governed by a different set of rules under Texas law. Read the difference here. This report documents condition for a renewal question. It is not a claim, and we are not acting as your representative to the carrier in either case.
If what your insurer actually wants is for existing damage to be repaired rather than documented, that's a different conversation and we would rather have it directly than sell you a report that doesn't solve the real problem.
Common Questions
Will my insurance company accept this report?
We can't guarantee that. Every carrier sets its own underwriting standard, and we have no way to promise what a specific insurer will decide. What we can promise is an accurate, dated, photographed record of the roof's actual condition.
Is this the same as a claim inspection?
No. This documents condition for a renewal question. A claim is a different process under Texas law, and we do not file, negotiate or handle claims on a homeowner's behalf either way. Why that's true for any contractor, not just us.
How fast can I get one before my renewal deadline?
Tell us the date when you call. The report follows the inspection the same day or the next, the same as our regular free inspection, and we will tell you plainly if a hard deadline isn't going to work.
What if the report finds a real problem?
We tell you, with the photos. If it's something an insurer would also flag, finding it now and fixing it is usually a better position than finding out at renewal time that you didn't.
Renewal deadline coming up?
Tell us the date when you call and we'll tell you honestly whether we can make it.
