The question every Houston homeowner asks, answered by someone who makes more money on the wrong answer.

Why the answer is different in Houston

Architectural shingles are commonly rated for far longer than they last here. Sustained heat, humidity, UV and storm cycling take real years off, and a poorly ventilated attic takes more. A well-installed and properly ventilated Houston roof commonly runs eighteen to twenty five years. A badly ventilated one can be finished at twelve.

So the age question is not "what does the warranty say". It is "how has this specific roof lived".

The five things that decide it

1. Age

Under twelve, repair unless something catastrophic happened. Twelve to eighteen, it depends on the other four. Past eighteen, you are usually spending replacement money in instalments.

2. How many slopes are affected

Damage on one slope is a repair. Damage on three or more usually means the roof as a system is at the end, not that three separate things went wrong.

3. Whether the shingles still flex

This is the test that settles most arguments. A repair requires lifting the shingles around the damage to get at the nail line. On a roof that still has life, they lift. On a roof that is finished, they crack as soon as they move, and now your repair has created a larger repair. Any roofer can show you this on your own roof in thirty seconds.

4. The decking

Soft or spongy decking means water has been sitting under the shingles long enough to get into the plywood. Patching shingles over soft decking is not a repair.

5. Granule loss

Bald patches and a gutter full of black grit mean the mat is exposed and UV is now working directly on the asphalt. Localised on one sun-beaten face is normal ageing. General across the roof is the end.

What is not a reason to replace

• One leak. Most leaks are a pipe boot or a flashing detail, and they have nothing to do with the shingles.
• A dozen blown shingles after a storm on an otherwise sound roof.
• Someone at your door telling you so. Particularly that.
• A stained ceiling. That tells you water got in somewhere, not that the roof is finished.
• Age alone, if the roof is sound. Roofs do not expire on a date.

The middle option nobody offers

There is a third answer that gets skipped because it is worth the least to the contractor: repair now, and plan the replacement. If your roof has four or five years left, a six hundred dollar flashing rebuild buys you those years and lets you save for the roof rather than financing it in an emergency after a ceiling comes down.

A good inspection should tell you roughly how long you have, so you can decide when rather than being told now.

When a repair is the wrong answer even though it would work

If you are replacing the roof within two years anyway, spending on a repair that will be torn off is usually poor value unless it is preventing active water damage. Say that out loud to your roofer and see what they recommend. It is a useful test of who you are dealing with.

Common Questions

How much of a roof can be repaired before replacement makes more sense?

As a rule of thumb, once damage spreads across three or more slopes, or once the repair cost approaches a third of a replacement, you are spending replacement money in instalments and ending up with an old roof.

Will insurance pay for a repair?

Weather damage may be covered depending on your policy and your deductible. Wear, age and poor maintenance are generally not. Check your wind and hail deductible before filing, because on many Texas policies it is a percentage of the dwelling limit.

Can I just replace one slope?

Physically yes, and it will not match. A single slope replacement on an older roof is visibly newer, and where a carrier approves only some slopes after hail, whether that is reasonable often turns on whether your shingle is still made in a matching colour.
