This Cinco Ranch homeowner had been watching their 18-year-old roof slowly decline for a couple of years. No active leaks yet, but they could see the warning signs: granules accumulating in the gutters, shingles starting to curl at the edges, and that faded, worn look that says "I'm past my prime."
They wanted to handle this on their own timeline, get it done right, and choose a shingle color that would look better than what the builder had installed.
Our Solution
After inspecting the roof, we confirmed what they suspected: structurally still okay, but the shingles were done. We found soft spots in the decking around two pipe penetrations where the old boots had failed.
We recommended Tamko Heritage in Weathered Wood — a gray/brown blend that's lighter than their old Rustic Black but still looks classic against their warm brick.
The scope included:
- Complete tear-off of existing shingles and underlayment
- Decking repair in two areas (approximately 6 sheets of OSB)
- New synthetic underlayment throughout
- Ice and water shield in valleys and at eaves
- All new pipe boots and flashing
- Tamko Heritage shingles with matching hip and ridge caps
- Continuous ridge vent (replacing old turtle vents)
