Richmond has two roof populations that could hardly be more different: genuinely historic housing around the old town, and rapid new master-planned development spreading out from it.

What is different about a Richmond roof

Historic structures

The older housing includes properties of real age, with board decking, true dimension framing, steeper pitches and deep porches at a much shallower pitch than the main roof. That porch is almost always where these houses leak, because it is shingled below the pitch shingles are rated for. It needs a low-slope material, not another repair.

On a genuinely historic property, also check before changing material or street-visible color. Local historic designation can govern that separately from the building permit.

New master-planned growth

The newer communities are first-generation builder roofs with the familiar profile: minimum ventilation, pipe boots failing around year ten, and flashing detailing done to a price. Check your builder warranty before paying for a repair on a young roof.

City or county

Clay soils and drainage

Fort Bend clay moves. Roof water routed away from the slab matters here, and it is cheap to do properly while the gutters are already down.

Exposure

The newer developments are open with young trees, so roofs take full sun and wind. The older streets have mature canopy and the debris load that comes with it.
