Simple Roofing Co works throughout Cinco Ranch, from the original sections off Cinco Ranch Boulevard to the newer building west of the Grand Parkway. We replace roofs, chase down leaks, and handle the exterior repairs most homeowners put off until they turn into a bigger bill.

What makes us different is the pricing. We are a Cost Plus contractor. You see the real cost of your materials and your labor, plus one service fee between 20 and 30 percent set by how complex the job is. Steep pitch, multiple layers, structural repairs and difficult access sit at the higher end. Whatever the percentage lands at, it is quoted upfront and locked before anyone starts work.

We do not knock on doors after a hailstorm. Cinco Ranch homeowners call us, and we send the quote within 24 hours.

What we do in Cinco Ranch

Roof Replacement

Full tear-off down to the decking, new underlayment, new flashing and boots, then Tamko shingles. Most Cinco Ranch homes are a two to three day job.

Roof Repair

Leaks, missing or lifted shingles, failed pipe boots, valley and chimney flashing. If a repair buys you five more years, we will tell you that instead of selling you a roof.

Free Roof Inspection

We photograph everything we find and send you the report, whether you hire us or not. No obligation and no pressure call afterwards.

Shingle Options

Tamko Heritage, Titan XT and Storm Fighter Flex, which is the impact resistant line.

What a roof costs in Cinco Ranch

Nobody can quote your roof from a phone call, and any roofer who does is guessing. The number comes from your square footage, your pitch, how many layers are up there, and what the decking looks like once we pull the old shingles off. Cinco Ranch has a lot of two story homes with steep front elevations, and that pitch is usually the single biggest driver of the price.

What we can promise is that you will see how the number was built. Materials at cost, labor at cost, one service fee. If we open the roof and find rotten decking, you see the sheet count and the price per sheet before we replace it.

We put the full breakdown in the 2026 Houston roofing cost report, including what the average homeowner here actually pays and where the money goes.

Roof claims and insurance in Cinco Ranch

After a hail or wind event, half of Cinco Ranch gets a knock on the door from someone offering to handle the whole claim. Here is what you should know before you sign anything.

In Texas, a roofing contractor cannot act as your public adjuster on a job they are going to perform. Under the Unauthorized Practice of Public Adjusting Act, filing your claim, negotiating your settlement or arguing policy language on your behalf is public adjuster work, and it takes a separate license. A roofer can meet your adjuster on the roof and walk the damage with them. A roofer cannot run your claim.

The second one is House Bill 2102, in effect since September 2019. It is a criminal offense in Texas for a contractor to pay, waive, rebate or absorb your insurance deductible, or to advertise that they will. If someone offers to eat your deductible, they are offering to commit a misdemeanor with your name on the paperwork.

What we do instead is straightforward. We inspect, we document the damage with photographs, and we give you the report so you can file. If your adjuster comes out, we meet them on the roof and show them what we found. You stay in control of your own claim.

Beyond the roof

Most of what fails on a Houston house fails at the edges, and it usually starts with water that got past the roofline. We handle the exterior repairs that go with the work:

  • Fascia and soffit repair. The boards behind your gutters take the most water on the house. Soft, stained or sagging fascia is the earliest warning you get.
  • Wood and dry rot repair. Rotten trim, rafter tails and decking, cut back to solid wood and replaced rather than painted over.
  • Siding repair. Hardie and wood siding, matched and sealed so the patch does not announce itself from the street.
  • Window trim and flashing. Leaks that look like window leaks are often trim and flashing failures above the window.

Same pricing model, same itemized quote. If it is outside what we do, we will say so rather than take the job and figure it out later.

What Cinco Ranch homeowners should know

Roof ages

Cinco Ranch has been building since the early 1990s. The original sections are on their second roof or overdue for it, and the mid 2000s sections are hitting the 15 to 25 year window now. If your roof is builder original and the house is older than 2010, it is worth a look.

HOA approval

Cinco Ranch runs architectural review, and most sections require architectural shingles rather than three tab. Colors and profiles have to be approved before the work starts. We will pull the shingle spec sheets you need for the submittal, but the application goes in under your name.

Storm exposure

Katy sits in the corridor that catches Gulf wind and hail. Impact resistant shingles like Storm Fighter Flex carry a Class 4 rating, and most Texas carriers discount premiums for them. The discount varies by carrier, so call yours and ask before you decide it is worth the upgrade.

A Cinco Ranch job

Tamko Heritage replacement in Weathered Wood

An 18 year old roof, no active leaks, but granules in the gutters and curling at the edges. We found soft decking around two pipe penetrations where the old boots had failed, replaced about six sheets, and swapped the old turtle vents for a continuous ridge vent. Two days.

Who issues the permit here

This address sits in unincorporated Fort Bend County, which does not permit residential re-roofing the way an incorporated city does. That does not mean nothing applies. Your MUD, your deed restrictions and your HOA all still do, and an HOA architectural committee is frequently stricter about color and profile than any city would be.

We pull it under our own name wherever one is required, and it is passed through at its actual cost with the receipt attached. A contractor asking you to pull your own permit is asking you to carry the liability for their work.

Storm history near Cinco Ranch

NOAA's Storm Events Database recorded 7 hail reports of 1 inch or larger within 5 miles of Cinco Ranch between 2016 and 2026, with the largest measured at 2.50 inches. In the same window and radius, NOAA logged 1 severe wind event of 58 mph or higher. The most recent hail or wind event on record near here was May 28, 2021.

This is a count of regional weather reports, not a finding about any specific roof. See the full Houston hail and wind history, with sources and method.

What we do here

Roofing is most of it, and the exterior work exists because the same rain that gets through a failed roof detail rots the boards next to it.

Roof Replacement

Full tear-off, priced off the supplier invoice you keep.

Roof Repair

We repair when a repair is honest, and say so when it is not.

Free Inspection

Photographed and written up, yours whether you hire us or not.

Storm & Hail

Documented to claim standard. We do not run your claim, because no Texas contractor legally can.

Fascia & Soffit

The boards behind your gutters, which rot first here.

Siding & Wood Rot

Hardie, vinyl and wood, plus the rot behind it.

All twenty one services.

What it costs

Every job is priced Cost Plus. You see the supplier invoice for the materials, the crew hours at our published rate, the permit and disposal at what they actually cost, and one service fee of 20 to 30 percent set by job complexity and locked before anything starts. No second number, no change order conversation afterwards. The full breakdown.

Our workmanship warranty is ten years, written into the contract. What that covers, and what it does not.

Common Questions

How much does a roof replacement cost in Cinco Ranch?

It depends on square footage, pitch, layers and decking condition, and no honest roofer will quote it sight unseen. With Cost Plus you see materials at cost, labor at cost and one service fee of 20 to 30 percent, so you can check the math yourself.

Do I need HOA approval to replace my roof?

In most Cinco Ranch sections, yes, and the shingle has to be architectural. Get the approval before the crew shows up. We will give you the spec sheets for the submittal.

Can you handle my insurance claim?

No, and neither can any other roofer in Texas without a public adjuster license. We inspect, document and meet your adjuster on the roof. You file and you stay in control.

How long does a Cinco Ranch roof take?

Two to three days for most homes here. Steep or complex roofs run longer, and we tell you which one yours is before we start.

Do you work outside of roofing?

Yes. Fascia, soffit, wood rot, siding and window trim, priced the same transparent way.
