What is different about a Spring Valley Village roof

What they nearly always need is ventilation attention. Decades of added attic insulation have usually been pushed into the eaves, sealing off the soffit intake. A ridge vent with no intake does very little, and clearing it is cheap.

Rebuild roofs

Taller, steeper, more cut up, and closer to the lot lines. Different staging, different labour, different price, and all of it should be visible rather than bundled.

Near the freeway

Proximity to Interstate 10 means more airborne grit and more accumulated dirt on the roof surface than a sheltered lot gets. It is cosmetic rather than structural, and it is a reason to resist anyone offering to pressure wash your shingles. Pressure washing a composition roof strips the granules, which is the layer protecting the asphalt from UV. Say no to it.

Tree cover

Lighter than Hunters Creek or Piney Point but still meaningful on the older streets. Keep the valleys clear and the limbs trimmed off the roof plane.

Who issues the permit here

Your roof permit is filed with the City of Spring Valley Village, not with Harris County. That matters because Spring Valley Village is its own incorporated city with its own building department, its own fee schedule and its own inspection, and a contractor who assumes county rules gets it wrong.

Someone offered to pressure wash my roof. Should I?
