Spring Branch is the closest neighbourhood to our office, and it is also the most mixed roof stock we work on. A single block can hold an original 1950s ranch with its third roof on it, a 1980s remodel, and a new three-storey build finished last year. They need different things.

The original housing here is mid-century ranch: long, low, simple gable and hip rooflines, wide eaves, and often the original 1x6 plank decking rather than sheet plywood. Those are good roofs to work on. The rooflines are straightforward, the pitches are moderate, and there is very little of the cut-up complexity that drives cost up elsewhere.

What is different about a Spring Branch roof

The teardown effect

Spring Branch has seen years of teardown and rebuild, which means the roof next door may be twenty five years newer than yours and neither of you can tell from the street. If you are in an original house and your neighbours have rebuilt, your roof is almost certainly older than you think. The original build era puts a lot of these houses on their third or fourth roof.

Plank decking

Older Spring Branch homes frequently have solid board decking rather than plywood sheets. It is usually in better condition than people expect, and where it is sound we leave it. Where there are gaps between boards wider than the fastener can span, that section needs overlaying. A roofer who tells you all plank decking must be replaced has not looked at it.

Wide eaves and soffit ventilation

The generous overhangs on mid-century ranch homes give you excellent soffit intake area, which is a real advantage. The problem is that decades of blown attic insulation have very often been pushed straight into those eaves, sealing the intake completely. This is the single most common thing we find in Spring Branch attics, and it is cheap to fix.

New construction on old lots

The newer three-storey builds are a different job: steeper pitches, more valleys, more penetrations, and considerably harder access on a narrow lot. They price higher for real reasons, and we will show you why on the quote rather than just landing at a bigger number.

Who issues the permit here

Your roof permit is filed with the City of Houston, not with Harris County. That matters because Houston is its own incorporated city with its own building department, its own fee schedule and its own inspection, and a contractor who assumes county rules gets it wrong.

We pull it under our own name wherever one is required, and it is passed through at its actual cost with the receipt attached. A contractor asking you to pull your own permit is asking you to carry the liability for their work.

Do I need a permit to replace a roof in Spring Branch?
