The most common leak on this housing stock is where a garage or an addition roof meets the main roof or a wall. Those junctions are frequently sealed rather than flashed, and sealant fails on a predictable schedule.

Ventilation from an older standard

Attics of this era were vented to the thinking of the time, and added insulation has usually since blocked the soffit intake. Hot attic, shingles ageing from both faces, shorter roof. It is cheap to correct.

Mature canopy

Forty years of tree growth means real debris load in the valleys and gutters, unlike the newer communities further out.

Your roof permit is filed with the City of Houston, not with Harris County. That matters because Houston is its own incorporated city with its own building department, its own fee schedule and its own inspection, and a contractor who assumes county rules gets it wrong.
