Roofers in the Energy Corridor, Houston TX
A neighbourhood where a lot of roofs are the same age, for the same reason.
The Energy Corridor runs along Interstate 10 on the west side, between the Beltway and the Addicks and Barker reservoirs. The housing around it is largely 1970s through 1990s, with newer infill, and the roofs follow that pattern.
There is a second pattern here that matters more. Large parts of this area took serious water during Hurricane Harvey, including neighbourhoods inside the reservoir pools. A great many homes were gutted and rebuilt in the years that followed, which means a lot of roofs in this area went on within a narrow window and are now reaching the same point in their life at the same time.
What is different about an Energy Corridor roof

If your street was rebuilt after a flood, your roof and your neighbours' roofs are probably within a couple of years of each other. That is worth knowing, because it means the first few failures on your street are a signal about yours, not an isolated problem. It also means storm chasers work these streets hard, because one approved claim tends to mean several.
Post-flood work of variable quality
The volume of rebuild work done here in a short period was enormous, and the quality of it ranges widely. We regularly find roofs from that period with reused flashing, missing drip edge, four-nail patterns where six were required, and ventilation that was never reconnected after the attic work. None of that shows for years. All of it shortens the roof.
If your roof went on during a rebuild and you do not know who did it, it is worth having someone look before the warranty period, if there was one, has run out.
Mature trees
The older sections have heavy tree cover, which is pleasant and hard on roofs. Overhanging limbs abrade shingles in wind, leaf litter holds moisture on the roof surface, and gutters fill constantly. Under heavy oak or pine, gutter guards genuinely earn their cost here. More on that.
Two-storey and three-storey access
A lot of the newer building in this area is taller and closer together than the older ranch stock, which changes staging and therefore cost. It is a legitimate reason a quote is higher, and it should be visible as labour rather than hidden in a lump sum.
Who issues the permit here
Your roof permit is filed with the City of Houston, not with Harris County. That matters because Houston is its own incorporated city with its own building department, its own fee schedule and its own inspection, and a contractor who assumes county rules gets it wrong.
We pull it under our own name wherever one is required, and it is passed through at its actual cost with the receipt attached. A contractor asking you to pull your own permit is asking you to carry the liability for their work.

Have it inspected. The common faults from that period are reused flashing, missing drip edge, under-nailed shingles and ventilation that was never reconnected, none of which are visible from the ground and all of which shorten the roof.
Does a flood history affect my roof insurance?
Flood and windstorm are separate coverages and a flood claim is a different thing from a wind or hail claim. Ask your carrier how your specific policies interact rather than assuming.
Everyone on my street is getting a new roof. Should I?
Possibly, if the roofs went on at the same time. It is also exactly the situation storm chasers look for. Get your own roof inspected and photographed before you decide.
Do I need a permit in the Energy Corridor?
