Roofers in River Oaks, Houston TX

Slate, tile, copper and deed restrictions, plus an honest account of where we stop.

River Oaks was laid out in the 1920s and much of its original housing survives, alongside substantial later rebuilds. The roofs reflect that: slate, clay and concrete tile, standing seam and flat-lock copper appear here far more than anywhere else in our service area, and the composition roofs tend to be premium product on complicated rooflines.

It is also one of the most tightly deed-restricted neighbourhoods in Houston. What your roof is allowed to look like is frequently governed by the River Oaks Property Owners restrictions as well as by the City of Houston, and the restrictions are usually the tighter of the two.

What is different about a River Oaks roof

Approval before material

Do not order a roof here before you know what you are permitted to put on. Colour, profile and material are frequently restricted, and a re-roof that changes the appearance can require approval separately from the city permit. Find that out first, because a roof you have to take off again is an expensive lesson.

Slate and tile

Original slate roofs can last a very long time, and the usual failure is not the slate itself but the fasteners, the flashing and the underlayment beneath it. A slate roof that is "leaking" is often a slate roof needing its copper flashing and valleys rebuilt, which is a repair rather than a replacement and is a fraction of the cost.

We are honest about this: we work in composition and metal. On slate and clay tile we will inspect, photograph and tell you exactly what we see, and where the right answer is a slate specialist we will say so rather than taking the job. Taking work you should not take is how irreplaceable roofs get ruined.

Copper

Copper valleys, gutters and bay roofs are common on the older houses. Copper lasts extraordinarily well and it is unforgiving of contact with incompatible metals and of being worked by someone who has not done it. Where copper details are involved we will tell you whether the job is inside our competence.

Complexity and access

Multi-level rooflines, dormers, turrets, mixed materials and long approaches. Complexity sits at the upper end of our 20 to 30 percent service fee range, and that is agreed in writing before anything starts.

Mature canopy

Some of the heaviest tree cover in the city. Valleys pack with debris, gutters block constantly, and limbs over a slate or tile roof are a breakage risk rather than just an abrasion risk.

Who issues the permit here

Your roof permit is filed with the City of Houston, not with Harris County. That matters because Houston is its own incorporated city with its own building department, its own fee schedule and its own inspection, and a contractor who assumes county rules gets it wrong.

We pull it under our own name wherever one is required, and it is passed through at its actual cost with the receipt attached. A contractor asking you to pull your own permit is asking you to carry the liability for their work.

What we do here

Roofing is most of it, and the exterior work exists because the same rain that gets through a failed roof detail rots the boards next to it.

Roof Replacement

Full tear-off, priced off the supplier invoice you keep.

Roof Repair

We repair when a repair is honest, and say so when it is not.

Free Inspection

Photographed and written up, yours whether you hire us or not.

Storm & Hail

Documented to claim standard. We do not run your claim, because no Texas contractor legally can.

Fascia & Soffit

The boards behind your gutters, which rot first here.

Siding & Wood Rot

Hardie, vinyl and wood, plus the rot behind it.

All twenty one services.

What it costs

Every job is priced Cost Plus. You see the supplier invoice for the materials, the crew hours at our published rate, the permit and disposal at what they actually cost, and one service fee of 20 to 30 percent set by job complexity and locked before anything starts. No second number, no change order conversation afterwards. The full breakdown.

Our workmanship warranty is ten years, written into the contract. What that covers, and what it does not.

Common Questions

Do I need approval beyond the city permit in River Oaks?

Usually yes. Deed restrictions and the property owners association commonly govern roof colour, profile and material, and they are frequently stricter than the city. Confirm what is permitted before you choose a material.

My slate roof is leaking. Does it need replacing?

Often not. Slate itself lasts a very long time, and leaks are usually the copper flashing, the valleys or the fasteners rather than the slate. That is a repair, and it costs a small fraction of a replacement.

Do you work on slate and clay tile?

We work in composition shingle and metal. On slate and clay tile we inspect, document and advise honestly, and where the job needs a slate specialist we will tell you so rather than take it.

Why is a River Oaks roof quote so much higher?

Material, complexity and access, in that order. On a Cost Plus quote each of those is a visible line rather than an unexplained number.
