Tanglewood sits just west of the Galleria, developed from the late 1940s onward as single-storey ranch housing on generous wooded lots. A great deal of it has since been replaced with much larger homes, so the neighbourhood now carries two very different roof populations on the same streets.

It is inside Houston city limits, so the permit goes to the City of Houston. Deed restrictions apply on top of that and are worth checking before you settle on a material.

What is different about a Tanglewood roof

Original ranch stock

Low, simple rooflines with wide eaves. Good roofs to work on and straightforward to price. The recurring issue is soffit intake blocked by decades of added attic insulation, which quietly cooks the roof above it. Clearing it and fitting baffles is inexpensive and one of the highest value things you can do to an older Houston roof.

Rebuild roofs

Two and three storeys, steeper pitches, multiple valleys and dormers, and frequently a low-slope section over a porch or a connector that should never have been shingled. That last one is a leak that comes back after every repair until the material is changed. It needs a membrane or metal, not another patch.

Heavy canopy

Mature oaks over most streets. Constant debris in the valleys and the gutters, and limbs abrading shingles whenever the wind moves them. An annual clear and a trim back off the roof plane extends the roof meaningfully.

Tight staging on rebuilt lots

Larger houses on the original lot footprint means less room between the house and the line. Where the dumpster and the material go has to be planned rather than improvised, and on the tighter lots that is real labour.

Who issues the permit here

Your roof permit is filed with the City of Houston, not with Harris County. That matters because Houston is its own incorporated city with its own building department, its own fee schedule and its own inspection, and a contractor who assumes county rules gets it wrong.

We pull it under our own name wherever one is required, and it is passed through at its actual cost with the receipt attached. A contractor asking you to pull your own permit is asking you to carry the liability for their work.

My house is original 1950s. How many roofs has it probably had?

Likely three or four. If you do not know when the current one went on, an inspection will tell you from the condition rather than from the build year.

The porch roof leaks every time it rains hard. Why?

Usually because it is shingled below the pitch shingles are rated for. Water sits and wind drives it back under the courses. The section needs a low-slope material rather than another repair.

Do the oaks need trimming before a re-roof?

Limbs sitting on or directly over the roof plane should be trimmed clear regardless. It stops abrasion, reduces debris in the valleys and gives the crew safe access.
