Roofers in Sharpstown, Houston TX

One of Houston's first master-planned neighbourhoods, and roofs that have been round several times.

Sharpstown was one of Houston's earliest large master-planned neighbourhoods, built out through the 1950s and 1960s in south west Houston. It is inside Houston city limits, so permits are filed with the City of Houston.

Mid-century housing that has been through several owners and several roofs tends to accumulate history, and on a roof that history is the thing worth reading before anyone quotes.

What is different about a Sharpstown roof

Layers of previous work

Houses of this age in this part of town have frequently had multiple roofs, multiple repairs and sometimes multiple owners who each fixed a leak differently. What we find is sealant over sealant, flashing reused two or three times, and patches that were never meant to last. Reading that history tells us what the next roof needs to correct rather than inherit.

Watch for layovers

On housing of this era we still occasionally find two layers of shingles, where a previous roof went on over the existing one. That doubles the tear-off and the disposal, and it usually means nobody has looked at the decking in decades. It is worth knowing before the quote, and it is one of the first things we check.

Simple rooflines

Single storey, moderate pitch, few valleys, wide eaves. These are straightforward roofs, which means the money should go into flashing, nailing and ventilation rather than premium shingles.

Blocked soffit intake

The same story as across mid-century Houston: added insulation pushed into the eaves, sealing the intake, leaving exhaust with nothing to pull from. Cheap to fix and one of the best returns available on a roof of this age.

Mature trees

Seventy years of growth on the older streets, with the usual debris load in the valleys and the gutters.

Who issues the permit here

Your roof permit is filed with the City of Houston, not with Harris County. That matters because Houston is its own incorporated city with its own building department, its own fee schedule and its own inspection, and a contractor who assumes county rules gets it wrong.

We pull it under our own name wherever one is required, and it is passed through at its actual cost with the receipt attached. A contractor asking you to pull your own permit is asking you to carry the liability for their work.

What we do here

Roofing is most of it, and the exterior work exists because the same rain that gets through a failed roof detail rots the boards next to it.

Roof Replacement

Full tear-off, priced off the supplier invoice you keep.

Roof Repair

We repair when a repair is honest, and say so when it is not.

Free Inspection

Photographed and written up, yours whether you hire us or not.

Storm & Hail

Documented to claim standard. We do not run your claim, because no Texas contractor legally can.

Fascia & Soffit

The boards behind your gutters, which rot first here.

Siding & Wood Rot

Hardie, vinyl and wood, plus the rot behind it.

All twenty one services.

What it costs

Every job is priced Cost Plus. You see the supplier invoice for the materials, the crew hours at our published rate, the permit and disposal at what they actually cost, and one service fee of 20 to 30 percent set by job complexity and locked before anything starts. No second number, no change order conversation afterwards. The full breakdown.

Our workmanship warranty is ten years, written into the contract. What that covers, and what it does not.

Common Questions

How do I know if my roof has two layers of shingles?

It can often be told at the edge, where the thickness shows at the rake and the eave. We check it at the inspection, because two layers doubles the tear-off and the disposal and it belongs on the quote up front.

My roof has been patched many times. Is a repair still sensible?

It depends on whether the shingles around the damage still lift without cracking, and whether the decking is sound. Past a certain point patching is spending replacement money in instalments. We will show you the photographs and say which it is.

Should I buy the best shingle available?

On a simple roofline, usually not. The same money spent on new flashing, six-nail installation and proper ventilation buys you more years than a premium shingle does.

Who issues the permit here?

The City of Houston. Sharpstown is inside city limits.
