Roofers in Meyerland, Houston TX

A neighbourhood that has rebuilt itself, and a roof population that shows it.

Meyerland was built out through the 1950s and 1960s as mid-century ranch housing on good sized lots, south west of the loop near Brays Bayou. It is inside Houston city limits, so permits are filed with the City of Houston.

Meyerland has flooded repeatedly and severely, and the rebuilding that followed has changed the neighbourhood physically. Houses have been raised, gutted and rebuilt, or demolished and replaced with tall new construction. For roofing that means one thing above all: the age of the house tells you very little about the age of the roof.

What is different about a Meyerland roof

The roof age does not match the house age

On a street where half the houses have been rebuilt or raised, roof ages are scattered. Some are original stock on their fourth roof. Some went on five years ago during a rebuild. Guessing from the build year is meaningless here, and it is worth having yours actually looked at.

Rebuild-era work of mixed quality

A very large amount of construction happened here in a short window, and not all of it was done by people who were still going to be around. The faults we find from that period are consistent: reused flashing, missing or short drip edge, under-nailed shingles, and attic ventilation that was disconnected during the rebuild and never restored. None of it shows for years.

Raised houses

Where a house has been lifted, the roof is now higher, which affects access and staging and therefore labour. It also often means new porch and stair structures tied into the existing roof, and those tie-ins are leak points if they were flashed carelessly.

Storm chasers know this neighbourhood

Areas with a repeated claims history get worked hard by door-knocking contractors after every event. We do not knock doors. If someone at your door says they are from Simple Roofing Co, they are not. How to tell the difference.

Drainage matters more here than most places

Where your roof water goes is not a trivial question in a neighbourhood with this history. Gutters sized for Houston rainfall, and downspouts routed well clear of the slab, are worth doing properly while the roof is off. More on sizing.

Who issues the permit here

Your roof permit is filed with the City of Houston, not with Harris County. That matters because Houston is its own incorporated city with its own building department, its own fee schedule and its own inspection, and a contractor who assumes county rules gets it wrong.

We pull it under our own name wherever one is required, and it is passed through at its actual cost with the receipt attached. A contractor asking you to pull your own permit is asking you to carry the liability for their work.

What we do here

Roofing is most of it, and the exterior work exists because the same rain that gets through a failed roof detail rots the boards next to it.

Hardie, vinyl and wood, plus the rot behind it.

All twenty one services.

What it costs

Every job is priced Cost Plus. You see the supplier invoice for the materials, the crew hours at our published rate, the permit and disposal at what they actually cost, and one service fee of 20 to 30 percent set by job complexity and locked before anything starts. No second number, no change order conversation afterwards. The full breakdown.

Our workmanship warranty is ten years, written into the contract. What that covers, and what it does not.

Common Questions

How do I find out how old my roof actually is?

In a neighbourhood that has rebuilt as much as this one, the build year is no guide. An inspection reads it from the condition of the shingles, the flashing and the decking, and permit records can confirm when work was filed.

My house was rebuilt after a flood. Should I get the roof checked?

Yes. The common faults from that rebuild period are reused flashing, missing drip edge, under-nailing and ventilation that was never reconnected, and none of them are visible from the ground.

A contractor knocked on my door after the last storm. Should I use them?

We would not. Get your own inspection and your own documentation first. Neighbourhoods with claims history are worked hardest by contractors who will not be here in two years.

Does flooding affect my roof insurance?

Flood is separate coverage from wind and hail, and they are handled differently. Ask your carrier how your specific policies interact rather than assuming they overlap.
